At 111 Wall Street, MetroLoft brought its expertise in large-scale conversions to a Class A office redevelopment led by InterVest. By building on the capital improvements already made and meticulously reworking every square foot, we are helping to reposition the project as a 1,580-unit luxury residential tower, unlocking greater value and setting a new benchmark for high-end adaptive reuse in New York City.

It’s a project that reflects the heart of our approach: ambitious in scope, rigorous in execution, and defined by a level of precision that is raising the standard for what these buildings can become.

Innovation

At 55 Broad Street, formerly a 30-story office tower in the heart of the Financial District, MetroLoft introduced a patent-pending air delivery system that reimagines how HVAC can function in a converted high-rise. Developed by our in-house team, the plenum box solution allows each apartment to operate independently, without the need for a central boiler plant or cooling tower.

The building has been transformed into over 570 luxury units while maintaining ground-floor retail and multiple floors of active commercial tenants, an effort made possible through this innovative, efficient, and flexible system.

Execution

We’ve been pioneers in adaptive reuse for more than two decades, not just because we know how to see potential, but because we know how to deliver on it.  

At 443 Greenwich Street, MetroLoft executed a complete interior rebuild within the historic shell of a 19th-century book bindery, digging out the core, replacing every wood joist with steel and concrete, pouring new floors between every level, and reassembling the structure from within. The result is a building that retains its original character while delivering the soundproofing, strength, and refinement expected of ultra-luxury living, reflected in its record-setting condominium sales downtown. Every element, from the underground porte cochère to the central courtyard, was designed to offer residents a rare sense of privacy and quiet in the heart of Tribeca.

Our ongoing relationship with Collaborative Construction Management has shaped many of our most successful projects. The trust and mutual respect between our teams allow us to stay closely engaged with the construction process, from big-picture planning to on-site decisions. That collaboration continues at 219–235 East 42nd Street, the former Pfizer headquarters, where we’re converting over 1.3 million square feet into approximately 1,600 luxury rental units. This project stands as the city’s largest office-to-residential conversion, underscoring the strength of our partnership and our shared commitment to delivering exceptional results.
